The stage is set in the late Meiji period at the private residence "Higashiyama Saryo," which is said to have been built by the tea master Ueno Goichi for tea ceremonies. Nestled deep within the historic streets of Higashiyama, this approximately 120-year-old residence features a four-and-a-half tatami mat tea room, a roji (tea garden), and a living room that blends Japanese and Western styles, embodying the aesthetic sensibilities of connoisseurs.

The two-story space, with a site area of 225 square meters and a building area of 198 square meters, includes two living rooms on the first and second floors, four bedrooms of varying sizes, and two bathrooms. While preserving the charm of the historic building, it has been transformed into a villa that can comfortably accommodate three generations of family, multiple families, or friends.

Both the garden and the tea room, as well as the window that reflects the four seasons, are all exclusively for one group per day. Instead of staying in a hotel room, you can enjoy a time as if you are living in a private residence in Kyoto, cherished by connoisseurs, and immerse yourself in its aesthetic sensibility.

This is a private villa that occupies an entire building with a seasonal garden, accommodating up to six guests, and is approximately 120 years old. A path leads from the gate to the building, featuring a four-and-a-half tatami mat tea room designed for tea ceremonies, and two living rooms that combine Japanese and Western aesthetics, guiding the heart from the everyday to a quiet extraordinary experience.

The four bedrooms, divided between the first and second floors, are designed to accommodate three generations of family, multiple families, or groups of friends traveling together. Each can maintain their private time while gathering in the spacious living room or dining area to enjoy moments of togetherness.

Wake up in the soft light that illuminates the trees in the garden in the morning, enjoy a cup of tea in the tea room in the afternoon, gaze at the cherry blossoms and autumn leaves filling the windows at dusk, and savor fine sake in a quiet residence at night. We promise a free and private stay enveloped in the beauty and seasons of Kyoto.

The centerpiece of the first floor is a spacious living and dining area that gently connects with the garden view. You can enjoy a leisurely time with family and friends around the dining table while gazing at the trees, moss, and stones that spread out beyond the windows.

The adjacent four-and-a-half tatami mat tea room is the place that most vividly preserves the memories of a residence where tea masters and cultural figures once gathered. In addition to the authentic tea ceremony inviting tea masters, we also offer an experience of welcoming geishas and maikos into the living room to enjoy performances and traditional Kyoto catering cuisine.

On the first floor, there are two bedrooms, two bathrooms, two sinks, and two toilets. This setup allows large families or groups to enjoy a comfortable stay while maintaining their individual rhythms.

At the top of the stairs is a bright and open living room that incorporates the elegance of Western design into a traditional Japanese residence.

Beyond the large window, the spring cherry blossoms and autumn foliage spread out like a canvas, bringing the garden scenery into the room. The soft morning light and the deep shadows of dusk change with the time, giving the space a rich expression of nature.

The room is equipped with a minibar. Sit by the window with your favorite drink and immerse yourself in the changing seasons. Enjoy a calm and intimate time, different from the dining experience on the first floor.

Inside the building, there are two bedrooms on the first floor and two bedrooms on the second floor, for a total of four bedrooms.

Three generations of family, multiple couples, and friends can all stay together. Each person can rest in their own independent bedroom, allowing them to spend time with loved ones in the same residence while maintaining individual privacy.

In the morning, people naturally gather in the living room and garden, and at night, they quietly return to their respective bedrooms to rest. Experience the pleasant balance of gathering time and time apart, made possible by having the entire place to yourselves.

The first floor is equipped with two bathrooms and two washbasins, allowing multiple families or groups to use them without worrying about time.

The property is equipped with two toilets on the first floor and one on the second floor, ensuring comfort necessary for modern stays while enjoying the charm of a historic private residence.
