The origins of Higashiyama Roji lie in Higashiyama Saryo, a residence believed to have been built in the late Meiji period by Goichi Uno, a tea practitioner of the Enshu school and a devoted sukisha—a connoisseur of tea, architecture, gardens, cuisine, and the arts.

Uno invited tea masters and cultural figures here, creating a place for tea gatherings and conversation. A four-and-a-half-tatami tea room. A roji garden. Japanese reception rooms alongside a Western-style waiting room.Throughout the residence remains the spirit of kirei-sabi, an aesthetic associated with the Enshu tradition that brings refined elegance to quiet simplicity. Once a private cultural salon for invited guests, the residence is now yours to inhabit as a private home in Kyoto.

Set on a 225-square-metre site, the two-storey villa offers approximately 198 square metres of private space.

Inside are two living rooms, four bedrooms, two bathrooms, a traditional four-and-a-half-tatami tea room, and a private garden.

On the ground floor, gather around the table overlooking the garden or share a bowl of tea in the tea room.
Upstairs, settle beside the windows as spring cherry blossoms or autumn foliage frame the view.

For three-generation family journeys, trips with friends, or time shared among those closest to you, the villa accommodates up to six guests—offering space to come together and room to retreat.
